How HomSeeq calculates your mortgage

We use the standard amortizing-loan formula: M = P × [r(1+r)n] / [(1+r)n–1], where P is your loan principal, r is your monthly interest rate, and n is the total number of payments. Property tax and insurance are added on top of the principal-and-interest figure to give your true monthly outlay.

What's not included: Stamp duty (1.5% of property value, payable to URA on transfer), legal fees, valuation fees, mortgage protection insurance, and any early-repayment charges. For an all-in cost, layer those on top of our estimate.

Tips for a sharper estimate

  • Get today's actual rate from your bank — Stanbic, dfcu, Centenary, Housing Finance, and KCB all publish different rates and most are open to negotiation. Our default reflects market averages for a 15-year UGX mortgage.
  • Budget for ground rent (USh 50,000–500,000/year on Mailo and leasehold titles) and annual property service tax where the local council applies one.
  • Get a building insurance quote from Jubilee, UAP, or Sanlam before signing — banks typically require cover assigned to them as mortgagee.
  • Most Ugandan lenders require a deposit of 20–30%; below that, expect a stricter loan-to-income test and mortgage protection cover.
